If the house appraises for more than the sales price, the buyer can include closing costs up to the apprased value. So yes, if the house apprases for enough. The sellers can also pay closing costs.

During the contract negotiation you can request the seller pay closing costs. Your realtor should be able to help you and guide you. As my other colleges have mentioned if a home appraises for a highter amount then the sales price and the sellers do not want to pay closing costs at their asking price, you can increase the price and roll the closing costs into the loan.

Sellers can also contribute to buyer's closing costs. Ask a lender for details. I have a deal right now where the seller's are paying the buyer's closings costs and the buyer is getting a Rural development loan. Talk with your lender and Realtor- they can give you a lot of useful info.

Rural development does not cover (or pay for) closing costs. But they do let you roll those costs in to the new loan amount providing the house appraised value allows for the increased mortgage amount. You can also have the sellers pay all or a portion of the costs.

Buyers Closing Cost can be financed up to the appraised value. If the sales price is $100,000 and the property appraises at $105k and closing costs and prepaids are $5k then the they can all be financed.
