talk with a local lender that does these, they can tell you want to expect. things that can make the house ineligible- an inground pool, a garage apartment (or a shop with a toilet and other room that might be called an apartment by an appraiser). a house in a town that is too populated.
might as well contact a lender and get pre-approved and have them direct you to what you can't look for and can look for and find a Realtor to help with that search once you've defined it better.
