Before anybody buys a home, they really need to read and "understand" the American Clean Energy and Security Act of 2009 just passed by the House of Representatives. Most homes available today will not meet the new federal standards for energy efficiency or the new "location efficiency" standards. While few buyers today think about selling later on, they should now more than ever. If the home is not up to the mandated standards getting financing is going to be nearly impossible. Be prepared to spend thousands and thousands when it becomes time to sell.

Not to mention, what if the tsunami, earthquake, landslide, volcano, etc.... happen in your area or the ones, who buy your house in next 10 years gonna lost their jobs at the 11th month of the 9th year, many things may happen, which are you don't expected.

Jk - you are being a little bit sensationalistic, I think. It'll probably end up being analagous to "hybrid cars". They hardly caused people to panic and get rid of their 2 ton gas-guzzlers, did they?
The sheer number of older houses that won't meet this standard is likely to make it more of a posturing move than anything substantive.

The act being discussed says that you cannot sell a house unless it meets specific guidelines. This will prevent banks from offloading houses as-is, as they have to make sure the homes are repaired and up to standards. However this will impact any home owner who wants to sell their house as well. It might make bulldozing homes a more attractive option, and that would reduce excess inventory. So the housing crisis is resolved!

"Sensationalistic". I doubt it. Look at the electric car language and how you will be monitored when you charge up or how homes will be built with charging systems. HOA's will no longer be able to keep their no solar rules.

It's unreasonable to expect the Zillow community to read the whole document considering the House members didn't. I read it and don't fully get it all. Yet. I do know that a lot of additional power has been granted to several existing agencies and the new expanded beaurocracy.
