You need to align yourself with a local expert who can help you wade through those processes to see if it is an option.  Have you spoken to a loan officer?  Can you purchase the home without selling your current home?  These are two of MANY questions that would need to be answered to determine that.

Hello!

If you are willing and able to sell your current home make an offer on the dream home contingent upon the successful sale, closing, and funding of your current house.

Not all sellers will go for it, but some will, and you can have whatever Realtor you are using investigate the market where you live now for price and marketing time. Then get your listing paperwork ready to go so if the seller accepts your offer you can start marketing the property.

Be prepared to possibly sell for a little less that you might realize if you had more time to meet your deadlines. Remember, that if someone buys your place who has to get financing and that fails, the offer on the place you are buying may fail, and the place that person may be buying might fail also, so lots of attention must be paid to ALL the deals involved.

Alternatively, some lenders offer a "bridge loan" which will get you from one house to another. So, call your local lender or credit union. If you have any equity in your current home and good credit with little debt, there may be other options.

Assuming that  you can't qualify for two mortgages at the same time, breath a big sigh of frustration and move on.  

If you are thinking of moving, be systematic.  Talk to lenders about what you can afford, then get your house on the market, get an offer that looks like it will close, then and only then fall in love with a house.
