it seems to me that banks and lenders are still underpricing risk of default for NEW ORIGINATIONS. true, credit reqs are higher, but not high by any means. home prices have been continuing on a downward trend and most of the people who bought in 2008/2009 are still underwater, plus there is unemployment risk. real estate from a bank's pov still is a toxic asset, or it should be $0.015999

Not sure if I like the Tavern or Conspiracy Center better. I'm sure you have a couple of thoughts in there somewhere. Will stop bye from time to time to see who's been in and what's going on.
Anyone who doesn't know Dunes should know we have had some great disucssions and some just nonsense rants that make us laugh and get away from it all for awhile.

I like the way zillow categorizes the questions and comments unlike "them that shall remain nameless". I've already erased "them" from my favorites and replaced "them" with zillow. Even though there were many many agents whose comments I respected on "them", I am looking forward to switch to zillow as I saw the fairness doctrine steadily decline over the past two years to the point that "them" was merely a shadow of what they used to be. The political bashing, censoring, favoritism, etc. belongs on political websites...not on a real estate website. I don't know yet if contributors like Joan, Debbie, Ute, rockinblu, chase, (and so many more) are on zillow because I just started on this website...but if they are, let me say Hello. I am looking forward to a long and fruitful experience on zillow. Now, Let the Games Begin!!! (and I mean that in a positive light).

Hello Dunes. I read your "about" page on the unnamed site. You seem like someone with honest opinions, good links to share and a sense of humor... a triple threat. Hopefully Elvis and some of the old Z crew will visit too. The real estate market needs an excuse for a good party right about now and Zillow could use some interesting conversation.

I used the same picture (different older handle here) I had on the bad site so I could be recognized.
I will lose all interest over there once I get to 1,200 TU (17 to go) except for maybe some rabble rousing.
Maybe it is my new browser, but my cpu is not running forever here like it did a year ago.
Maybe this change really fits into real estate. After all, we just did a move and now have to get used to the new neighborhood.
Maybe not, the cost of moving was a lot cheaper and if we decide to move again there are no realtor costs involved in the move. ;)

I think the public is looking for info and guidance on whether to buy that does not come straight from the NAR spin jockeys. The economy is unstable, interest rates are low and they don't know if they'll lose their shirt if they buy now.
The answer really depends on where they are looking to buy, yet the answer from most agents is "buy now" no matter what the local market fundamentals are. It's like 2006 all over again with a focus on interest rates. I can say that most agents seem less rabid in this down market. That's nice.

I agree they are looking and looking and looking but also think when it comes to RE sites "Seek and ye shall find" is not the dominant rule..
If ya allow me to push that thought for a moment...Just a few weeks ago there was an article that reported that Traffic to RE sites had dropped 24%

Personally, as I stated on that other thread you may have been referring to, (that I actually read every single answer to), I find the whole topic somewhat....boring.
I know, I know....kind of a stupid thing I suppose for an Agent, A REALTOR, no less to state in a public forum but going on and on about trends, possible trends, maybe trends, non-trends, statistical this, that and the other thing....it just goes on and on and on ad nauseum and I wonder for what purpose?
I understand that some people are very comfortable with their numbers (and I say THEIR numbers because people tend to gravitate to the statistics that support what they believe) but until somebody can prove they have the answers, not just the answers but the future laid out in the palm of their hand, or head, or buttocks, or whatever, all the pontificating is frankly, useless. Since everybody's individual circumstances are different, who are WE (not just agents but any of us) to tell anybody what they should and shouldn't be doing?
Yes, I believe that interest rates will go up (DUH!) and prices will further decline in most markets and short sales and foreclosures will be a significant factor in many markets.
But life-altering events could happen at any time to each of us or even all of us, good and/or bad.
I, for one, believe in being knowledgeable and educated and then, getting on with my life.
Worrying/analyzing what may or may not happen in the future shouldn't stop each of us from living our lives according to what is right for us.

I think most of us coming over here are going to fit in well if most posters are like Sunnyview. I look forward to some discussion with you Sunnyview.
If I may pick your brain for a moment, I'd like to expand on your thoughts about agents and the market. (Others are welcome to comment as well)
I'd be the first to admit that you can put a spin on stats and numbers to work in your favor. I know that some feel that NAR is nothing more than a cheerleader for the industry. However, why is it always NAR that has shewed figures and stats and all the other groups, organizations, what have you are taken as Gospel truth. NAR gathers its stats from what is happening in markets around the country. It's averages out the figures and gives an idea of market trends and what not. Clearly one must view this with open eyes and take it for what it is. Not saying they are completely acurate and again take it for what it is. However, it seems that many take the sky is falling info. and run with it. I see far more people quote the negative stats and statements and dismiss any signs of improvement. I do realize that the entire economy is in a state of shambles in every way and we are in by no means out of the woods yet. I know that it's a huge turnoff to buyers when agents say now is a great time to buy and that there are gents out there that are just trying to make a sale. However, when is a great time to buy? What are buyers waiting for?
Just because someone bought at the peak and now things have tanked doesn't mean that at that time in that persons life wasn't the best time for them to buy. I had a client who wanted to buy at that point in their life. If I knew what the future held I most certainly would not have told them to buy but unfortunately my crystal all was in the shop. Anyway, at that time, when they were ready and able to buy, we found a brand new place and were able to negotiate a great deal compared to what was on the market at that time. For them then it was a good deal and they were very pleased. Now not so much and they know that but life goes on. They were able at the time, the deal was good and they were happy.
Here's the thing. When prices were sky rocketing and getting out of hand, people were buying like a blue light special at Kmart. No one seemed tocare about the prices, they were coming in over asking price, dropping contingencies, doing double house payments, just to get the house. The number of sales were going through the roof. Was that really the best time to buy a house? No but they were buying because at that time it was right for them. Now prices are down far below what they were a few years ago and rates are aroung 4.325%. That's free money!!! When I bought my house I payed 11.79% and that was considered a deal. My point is this. Peolpe need to and want to buy and sell houses everyday. If we waited for the perfect situation you would never do anything. It can be a risky area there are no certianties in real estate. Even in the best of times you can loose your job, have to move and a miriad of other things could happen.
I'm not saying everyone should run out and buy a house. If you can't afford to do it right now then don't. If you can, opportunites are there and should be taken advantage of. If people are waiting for the bottom still, you won't know when the bottom has come until after we pass it. People sitting back and waiting aren't helping things turn around it's only making things worse. Some pooh poohed the Tax Credit. It was done to help get things going again and move in the right direction. Why is something like that frowned upon but more reports about doom and gloom cheered? Just asking.
Well my clients are just about here so it's off to show houses on a lovely sunny afternoon after 7 inches of flooding rains. Should be interesting getting around town and who knows what the houses may have in store for us.

First we need to set some of the Record straight and perhaps break the Question and Responses into Smaller Pieces...I can only answer for ME and explain MY opinion...
1. Ya know or should that you can view over 2000 Comments I've made and ya won't find a single...DON'T BUY UNDER ANY CIRCUMSTANCE comment..I've always been about..BE INFORMED..Form your own Opinion..
2. NAR DATA may be Skewed?.NAR ahs proven time after time it's Data is Skewed and Questionable..I can find the NAR Messaging and Talking Points on their site with the Data provided to support it for 2006 2007 2008 2009 2010 so I assume you can to..Same message each year irregardless of what's going on..
My data/statistics..I provide that in Response to what Agents are tossing out in pretty much every thread..FSBO 99.9 % fail, sell for $1000000000000 dollars less..prices are rising, foreclosures are gone ect.. and the Data I provide is not mine, it's from the GOV studies ect. not from Bloggers or others with Opinions..
For example..The Gov. is trying to get people to Buy, they have their political agenda so what..things are getting better data...yet they just released a Study they conducted and it suggest something else..so I point that out..
My thing is not..DON't BUY..its Don't Buy cause some Agent is saying it's a Great time cause I'm an Expert..rates are at prices are at
Buy because you studied your Market, consider what's going on, made sure you can afford it..even if Prices decline..

Your honest..Joan is Honest..but on the RE sites if YOU were not an AGENT what would you be thinking Agents were trying to do? Seriously based on the Comments you read at Trulia and Here based on what a large number of Agents say what would your opinion of Agents be?
I'm just saying that IMO these sites for some reason attract a lot of not-so-good representatives of the Industry...Often at the other site I watch good Agents leave in disgust..At ActiveRain or other RE Blog/Article sites you see a large number of Agents who seem to be sensible comment they would never use either of these sites because of the Spammers, the .......
I'm not even judging that at the moment I'm just saying ..often..that it is my opinion an opportunity was/is being passed by..If more of the GOOD Agents commented, found loud and hard against Spam, Credibility, against the Sites themselves to USE THE SITES TO SEND THE MESSAGE TO THE PUBLIC..Look..There are Professional, we do know what's going on, we do want to answer your questions yadda yadda it would make a difference..And I suggest/believe if that had been going on the last three years things may be a bit different with consumers, trust and maybe even more informed people who would buy...
I know the ..we are there the Consumer is smart enough to find real answers point..butttt..why should they have to and perhaps the Flaw in that point is..THEY decided they don't WANT to have to dig for it..IF the GOOD Agents don't fight to get rid of the BAD then perhaps THAT IS A REASON for NO Credibility....
But this is all just MY Opinion and who do ya know that has more often said..Just my Opinion?.I have never claimed EXPERTISE, just that I knew where to find some resources and I have Opinions...and I ususally say...THIS is WHY I have this opinion...provide examples, resources.
When have I not been open to debate, discussion or comparison of data resources, examples? I see it as DISCUSSION unless they insult...I have been guilty of Grumpy and to quick judgment/interpretation but I usually try to consider it all and I usually apologize or admit my mistake

First we need to set some of the Record straight and perhaps break the Question and Responses into Smaller Pieces...I can only answer for ME and explain MY opinion...
1. Ya know or should that you can view over 2000 Comments I've made and ya won't find a single...DON'T BUY UNDER ANY CIRCUMSTANCE comment..I've always been about..BE INFORMED..Form your own Opinion..
2. NAR DATA may be Skewed?.NAR ahs proven time after time it's Data is Skewed and Questionable..I can find the NAR Messaging and Talking Points on their site with the Data provided to support it for 2006 2007 2008 2009 2010 so I assume you can to..Same message each year irregardless of what's going on..
My data/statistics..I provide that in Response to what Agents are tossing out in pretty much every thread..FSBO 99.9 % fail, sell for $1000000000000 dollars less..prices are rising, foreclosures are gone ect.. and the Data I provide is not mine, it's from the GOV studies ect. not from Bloggers or others with Opinions..
For example..The Gov. is trying to get people to Buy, they have their political agenda so what..things are getting better data...yet they just released a Study they conducted and it suggest something else..so I point that out..
My thing is not..DON't BUY..its Don't Buy cause some Agent is saying it's a Great time cause I'm an Expert..rates are at prices are at
Buy because you studied your Market, consider what's going on, made sure you can afford it..even if Prices decline..
Do not buy cause..I want a house and my credit is 240, can I get a loan? TO which as ya know several will always respond with..
Your honest..Joan is Honest..but on the RE sites if YOU were not an AGENT what would you be thinking Agents were trying to do? Seriously based on the Comments you read at Trulia and Here based on what a large number of Agents say what would your opinion of Agents be?
I'm just saying that IMO these sites for some reason attract a lot of not-so-good representatives of the Industry...Often at the other site I watch good Agents leave in disgust..At ActiveRain or other RE Blog/Article sites you see a large number of Agents who seem to be sensible comment they would never use either of these sites because of the Spammers, the .......
I'm not even judging that at the moment I'm just saying ..often..that it is my opinion an opportunity was/is being passed by..If more of the GOOD Agents commented, found loud and hard against Spam, Credibility, against the Sites themselves to USE THE SITES TO SEND THE MESSAGE TO THE PUBLIC..Look..There are Professional, we do know what's going on, we do want to answer your questions yadda yadda it would make a difference..And I suggest/believe if that had been going on the last three years things may be a bit different with consumers, trust and maybe even more informed people who would buy...
I know the ..we are there the Consumer is smart enough to find real answers point..butttt..why should they have to and perhaps the Flaw in that point is..THEY decided they don't WANT to have to dig for it..IF the GOOD Agents don't fight to get rid of the BAD then perhaps THAT IS A REASON for NO Credibility....
But this is all just MY Opinion and who do ya know that has more often said..Just my Opinion?.I have never claimed EXPERTISE, just that I knew where to find some resources and I have Opinions...and I ususally say...THIS is WHY I have this opinion...provide examples, resources.
When have I not been open to debate, discussion or comparison of data resources, examples? I see it as DISCUSSION unless they insult...I have been guilty of Grumpy and to quick judgment/interpretation but I usually try to consider it all and I usually apologize or admit my mistake

One thing I do think I was poor at communicating with the Dark Regions of my Rambling was this simple thought I was attempting to convey...
Not that YO?U or any of the others didn't do enough but that things woulda/would be better IMO possibly if MORE had followed the path of being Open/Honest and less..Buy Buy...We always all pushed the same message, I just did it bette....I mean we just had different styles plus you're Agents and I'm not....

I've noticed the last couple of days that there are a few familiar faces wandering the Halls...So here's what I thought
It would be nice to have a place to BS once in awhile with old Friends, shoot the Breeze, argue a bit, compliment Dunes oh wait ,,scratch the last one didn't mean to say it out loud..
Anyway I know that I and I'm sure the others who drop by would like to meet others here also..Goof off, talk serious, not talk serious, trade videos , news, yadda yadda...So
