How about 5% and you take 1%? I'm not interested because this is a condo and the condo fee is pretty high.

 

space_acer - I don't know and I'll tell you on Saturday. This is a huge community and they have already sold MANY homes. There could be fights/angry existing homeowners asking them money back as well.

One great thing about this one from DR Horton is they are offering 5% interest on 30 year fixed. I think this could be a good kick-off party for east-bay again. Marci - Just go there and give candies to all would be buyers. You might be lucky and get one or two to buy through you and make 6%. Remember to send me a check if that happens ;)

Slowly but surely we are cracking the $300 per sq ft market ... this is more common now than a year ago...fewer and fewer even in Silicon Valley you are seeing 500-600 sq ft... yes prices

are turning...

 

The same is true on the east bay and rest of the SF Bay Area....

The prices start from 295k for 1/1, 2/2 were ard 370k and and 3/2 were ranging from 419 - 455 (they have different floor plans). The seller will pay ard 10k for the closing cost and if you use this home as your primary residence, then you can get the 5% 30 yr fixed for conforming loan. The HOA range is 350-450 per month.

No the HOA is pretty good. It includes Home owners insurance, sewage, water, trash.

 

PHM - I checked it out too and I can't believe that people are still buying the idea of "THIS WEEKEND ONLY SALE". I don't think that logic works for Real estate.

 

Agents were pretty dumb! One gentleman told me he sold around 26 homes last week. I'm not sure about that and we'll see it when they close. I think they are trying to BOOST the numbers for this quarter so they might do ANYTHING over the next few days.

Oh this is just the beginnning.  We are seeing a glut and speculation in the SF Bay Area.

Warm weather has motivated many to put homes out for sale.  This past week end was

no exception.   BTW, saw lots of new development with for sale signs this week end 

from San Francisco to Palo Altos and San Jose.   Must be the speculators jacking prices higher!

No worry here as they catch a falling knife.

The most funny thing about this SALE is actually they are NOT PRICED LOWER. DR HORTON is asking for a price of around $350/sq. ft which is extremely HIGH when compared with the other listings on the market. Lets wait and see how many they close.
