Eligibility Requirements for FHA Back-To-Work (B2W) Program?

To be eligible for the program, borrowers must be able to prove that a major economic event such as a job loss or severe reduction in income (at least 20 percent for a period of six months*) was the main catalyst to the circumstances listed above. In addition, the following will be required:

(1) Borrowers will need to show that their income has since fully recovered, and their credit score must be satisfactory (640).
(2) Borrowers will need to complete a one-hour one-on-one housing counseling session.
(3) Write a letter illustrating the dates of job loss, loss in income, or combination of both leading up to the Economic Event i.e. bankruptcy, foreclosure, deeds-in-lieu, short sale, etc.
(4) Provide the documentation illustrated in letter proving borrower had a reduction in household income of at least 20% or more for at least a 6 month period.
(5) Provide income documentation for any affected household members during the period that the economic event occurred to document reduced income (W2s, Tax Returns with all schedules, Pay Stubs). This must document the income before and after the event to show full recovery.
(6) We will need to confirm the major derogatory item(s) occurred 12 months prior and that there have been no major derogatory items and no more than 1-30 day late on consumer credit in the most recent 12 months.
(7) Bankruptcy paperwork (all schedules) if applicable.
(8) Foreclosure and/or short sale documentation if applicable
(9) Current employment information and pay stubs (most recent 30 days) and tax returns to document current income.

Housing counseling may be conducted in person, via telephone, via internet, or other methods approved by HUD, and mutually agreed upon by the borrower and housing counseling agency.
