these townhomes do have a "fee simple" not a "condo" ownership, I know that for sure because I do specialize in Reston, and am very familiar with all the Reston communities.
Great comment though, because there definitely are some townhome communities here in Reston that have a "condo" ownership.

just as an FYI - townhomes CAN be condominiums as "condominium" is a FORM of OWNERSHIP, not a style.
I would have hoped that an agent would have known that.
Consumers often get confused and mistakenly think a "condo" is only an apartment-like unit, contained in a multi-floor building, ...............that's NOT so.
In NYC, for example, apartment-like units are often "coops", and they are not deeded to the "owner".
With a condominium, you are given the deed to the property and own the space.
"Townhome" describes the style of the structure.
I live in a townhome community.....with a condominium form of ownership.....so ......I live in a condo that is a townhome style.

i had to contact zillow and they are correcting the entire neighborhood.

ah, yes I am very familiar with these communities. when zillow is creating a zestimate, it could possibly be affected by the recent condo sales if the townhomes are listed as condos on Zillow. However, I'm not quite sure how Zillow determines their zestimates because too many times it is unfortunately way off. Price should be determined based on square footage, number of rooms, levels, and many other factors - that's why Realtors do a thorough CMA (Comparative Market Analysis) before they list a home for sale or make an offer with their buyers on an existing listing. To be honest, Zillow zestimates are so often incorrect, that as a homeowner I would totally disregard them. In the end it does not matter how your home is showing up on Zillow, because when it is listed for sale with a Realtor it will be (or should be) listed correctly at that time, and that is all that matters. Any serious buyer will be working with a Realtor as well and not be paying attention to Zestimates. This is why it is important that sellers team up with a listing agents who specializes in that area, and buyers also must team up with a neighborhood specialist. However, if it is important to you that it is corrected now, you might want to do what your neighbors did: correct your individual home.

our neighborhood is near a condo neighborhood (when you view it on an aerial map) and zillow seems to be lumping them all together into one condo section. but our neighborhood has no condos in it. our townhome neighborhood includes: granby court, barton hill court, harpers square court and greenbush court. the condo neighborhood that is nearby (in an arial view) includes: villaridge drive and villaridge court. it seems like some people have corrected their individual homes and listed them as townhomes, but overall, the rest seem to be showing up as condos. i don't know if it is messing the pricing up. i just didn't want it to play a factor in that. thank you for your help!

The first thing to do would be to figure out why the community is listed as a condos. Which community to you live in? I may be able to help if you give me more info. Also, just because they are listed as condos instead of town homes, doesn't necessarily mean that the value will be lower. The value is determined by recent sales prices, which are syndicated directly from the MLS.
