Oh boy. Sorry to hear about all of that! That would just anger me that they sent over a roofer without your permission. It is still your house - not theirs yet! What happened with the inspection after the contract? Did that say something about the roof that would spark them to send over a roofer?

Yes, that situation sounds like a special kind of suck. I'm sorry.
Emotionally, I can understand your preference to sell to the back-up buyer- it's nice to know the new owner will really care about the house... but I'm not sure that a person who scrapes together a last minute downpayment via overtime is the best possible candidate, at least in terms of lenders, and thus, by extension, you as a seller.

You are right about the best candidate for the lender but I tired of the whole process. I feel like I have been running a marathon and am in the last mile...........The good news I think we have found a house to move to and the sellers are truly nice people.

I haven't heard about the inspection yet since I was in Ohio looking at houses while it occured. After my realtor's roofer gives her their report she is going to call me on everything.

I would have been furious! Not just at the seller and their agent but the roofer! What if he had fallen? Does he carry his own insurance? You could have been liable! Make sure the next guy carries insurance before he goes anywhere near your property. I don't care who sends him.

I agree with writeagain. If the roofer was hurt and had no insurance, the homeowner is screwed. As a homeowner, we never hired any contractor without an insurance certificate and verifying that it was still current.

Those are some serious cahones from your buyer. It'll be interesting to hear what they ask for. I agree with writeagain and wanngonow - insurance issues and trying to get more money off the sale price.
The good news is that you have someone in waiting and if these people are ridiculous with their requests for repairs, you can say you won't do any of them. Then the ball is in their court if they want to pursue. If not, it's on to buyer #2 who sounds like she really wants the house anyway!

They sent some simple repair requests then wanted $16,000 from the sale proceeds to be credited to them because of the "nail issue"! Can you say scam????

I'd say "next". $16k is beyond ridiculous. Did the roofer that your agent recommended come out yet? Was this brought up in your inspection when you bought the home? It definitely sounds like a scam to me!

Haven't heard from my realtor's roofer yet. The irony is that we had some small repairs done on the roof when we moved in. The buyers agent was our agent when we bought the house. We used her "recommended roofer" (different from the current roofer) and no "nail" issue was mentioned. Her credibility is in question here............................

Interesting turn of events. I'll second Deanna. Time to tell them "no" and move along. You might want to drop a couple of hints to buyer number 2 so she's ready to go. $16k for a roof is beyond ridiculous. Average price for a brand new tear off is around $10k.

Sounds like the offer came from that agent that was on here a while back, can't remember his name. Sorry to hear about that adios, 16k sounds very high for a new roof, unless it is a tile roof that is. And I would not agree to it, as long as the roof has had no issues, it should be fine.

ROFL Justyn, I was just thinking the same thing! What a complete crock. You can say that you will have it looked at by your roofing contractor and have your roofer give them a 3-year roof warranty.

adios, you should have your agent mention to the buyers that you have another offer in the wings and that if you can't work this thing out (without giving your house away and another $16K) then you will be talking to the 2nd offer! That should straighten things out! Good luck again. Could tell they were looking for money!

We had a new roof put on our house a week after we bought it last year and it cost us $5,800 for composit shingle with a 30 year guarantee.
Think the "roofer" might have a deal going with the other agent, or maybe even the buyer?

It is a tile roof, but they are going to reuse the tiles in the quote. I am really fortunate that I picked the right realtor that can and has gone to battle for us. The sad thing for the first buyers is that it really is a great house.

So let me get this straight, they are going to charge you 16K to take the old tiles off a roof that doesn't leak, buy new nails, and put the old roof back on. Now it makes perfect sense.

Taking the tiles off and re-nailing them back sound slike something anybody can do over a weekend! No different than hanging a picture!

Lets just say it this way, I just had a brand spanking new tile roof laid on a 3000+ Square Foot house.....cost 16k. Thats with tile and all other materials, so unless your house is very large they are ripping you off. I would go with Marci's idea about offering a roof warranty to the buyers at your cost. I have done that before on homes, cost about $350.

They are totally trying to rip us off. The house is about 3100 square feet. The funny thing is on one of their visits they were asking one of my neighbors who is the same religion about the local church!

I know and I would rather sell to the nice people. I am letting my agent handle all of this because she is treating this like a business to get the house to close where I would tell them to go you know where. The good news is that real estate is a lot cheaper in Ohio and we are going to put an offer on a house that truly is my dream home!

to add.... the house we purchased needed a new roof. 2 small leaks and on it's last leg. The sellers got estimates and forwarded them to us via their agent. I called them and asked 2 million questions and the one who was the most thorough snd patient w/ me got the job. Our new house is over 2700 ft colonial w/ 2 car garage and 2 dormers. $6400 for a new 30 roof.
That's crap on the nails... GL!

Contributions:824Our buyer sent over a roofer without contacting us or either agent. The roofer didn't ring the doorbell simply went up on our roof. I went out to see who he was and what he was doing. He told me who sent him and I asked if their was a problem with the roof and he said yes the wrong nails were used and the whole roof had to be redone. We have lived there eight years and never had a problem and had it inspected before we bought. I went in to call my agent who in turn scolded their agent. My agent is sending out their own roofer today. In the meantime I found out our back up offer was in tears because she was too late with her offer. When I asked what took so long I found out she has been working overtime to get together the downpayment since the house went on the market. I much rather sell to the back up than the first twit, but what if that didn't go through and I would be back to selling? I know I am not buying him a new roof! Escrow has become as big of a roller coaster as selling.
