Estimate for our property has switched with neighbor?

Profile picture for Ron Suji
In the near past our property at 7025 E. Tonia St., Tacoma, WA 98404 has been near $200,000 and approximately $30,000 more than the property next to ours at 7021 E. Tonia St. Today looking at the Zillow map the estimates have been reversed.

Hi Ron -

Zestimate is just a starting point to know the home's estimated market value. Since we don't check the properties personally, some factors that might affect the property's value is not included in the Zestimate.

You'll see the Zestimate history of your property and it shows that it was almost $200,000 late last year.

Thank you.

Mr Hurlbut:  Would you be willing to share with us the statistics of your CMAs?   I'd love to see the last 100 CMAs you prepared in comparison to the actual selling price.

Yes, that's the problem with "Zestimates" . . . they vary and often wildly from month to month.  It just depends on what homes have sold around you that may be comparable to the neighbors versus your home.  Zillow even reports that their Zestimate can be off by as much as 20% so it should't be used as any kind of hard and fast number.  If you want a true representation of what your home is wort, it's always best to get in touch with a local Realtor or appraiser to get an accurate market analysis done on your property.
