Extra charge for window screens?

I am a first time buyer. The contract is sealed and done. We now understand that we get only windows but no window screens. Its is a $400 upgrade. While the other homes in the community has them. The windows has arrived at the construction site and all of them have the screens. These are standard windows and not custom in anyway. So why am I being charged. What is the extra money for? How do I negotiate with the builder, to not charge. Your tips and advice will be helpful.

So I did not opt out of screens in the contract. In fact there is no mention of the screens! Yes my buyers agent is trying to negotiate this.

I would hope that the screens weren't delivered with the windows.  If they were, you and the builder could count on them being wrecked by the time the building process is complete.
somewhere in your agreement (it doesn't mean squat what the neighbors got) you may have opted out of screens.  If you didn't opt out, in writing, then you will get the screens.

It sounds like you received prices with and without screens.  You chose without screens to save $400.     Screens definitely cost extra related to new windows, so it sounds like the rest of the community made the choice to buy screens.  You made a different choice.

Before you buy them you should look into other sources.  Check the prices on solar screens if that is something your interested in.  Another thing that can improve your curb appeal is tinting your windows.  There are contractors that tint commercial and residential.  Looks awesome...If you hire another source to install your screens they generally will come out measure, cut and install on the spot.  Not including screens is pretty cheap though I mean come on, I can understand the blinds but no screens?  By the way, did you include blinds in your purchase?  Usually you can negotiate blinds into the deal.  Enjoy your new home, I hope you get everything straightened out.

Did you discuss this with your buyer's agent? Just because the windows arrived with screens doesn't mean they didn't cost extra.
