FAST mortgage

Any advice on what I can do to get fast mortgage approval for a conventional loan? Long story short, at the very last minute on the day loan docs were supposed to be delivered to escrow, my lender backed out because they say they need a new appraisal. My question is whether anyone might have recommendations on ways to get fast approval for a conventional loan, 20% down, for a single-family. Loan amount is about $500k. I'll probably stick with the original lender and work through the issues, but want to explore my options.

Well, it looks like the field review won't be any shorter than a new appraisal. Is it possible to think a lender could give full approval within a day or two of getting a satisfactory appraisal? (Assuming my financials all check out.)

how fast do you consider fast? to start the process over again would probably take longer than working with your original lender. also they will require that you get a new appraisal anyway
