If the Allegheny County FHA limit is $347,500.00, $429,000 is too high. No way around that. You will need to go conventional financing with more money down.

Yes sir, I am looking to purchase in allegheny county and just went through divorce and selling of home. Just looking to get a small fha loan $42900 due to being stuck with some credit cards from ex-wife, credit score is 668 and no/never late on anything just high balances on a couple of cards and typical student loans and car payment. Like I mentioned previously in my original post, I have the 3.5% down payment but don't really have the cash on hand for the closing and that's why I'm looking for some type of seller assist. Thanks for all your information and I checked out your guy that you referred me to and it appears that he only deals in large loans nothing small like the one I'm looking for. Do you know of anyone that deals in smaller loan amounts?

6% of the sales price is the max seller concession allowed, towards closing costs AND/OR prepaids if written that way in the contract

FHA-Closing cost 6% seller assist, is it the purchase price or closing cost amount????
