BofA is very backed up right now and James is correct it will probably take them 90-120 days to finish. Most lenders should be able to do it in 30-45 days. If you are located in CA I would be happy to assist you.

Often on a streamline a lender offers credit for interest rate chosen where they pay most of your closing costs or you can receive the lowest possible rate and bring mony to closing. It would depend what you want to do.When did you take out your current FHA loan because that will determine what your new MIP, or mortgage insurance will be. Good Luck and thank you.
