I am in contract for a 2003 doublewide manufactured home with land, have paid for inspector who we have report from that fha is no problem, i prequalified for a fha loan with a mortage co, that at the last minute 'didnt relaize it was a manufacturered and doesnt handle those types of loans'..
we paid the appraiser thru them, but they are refunding that money.
We gave the earnest deposit already, COE is 12-15.
I have a 640 credit score, wife has no credit, i make 40k, 2 kids under 5 with us. current rent is 600$ and we are looking for 400 ish for this paticular sale in Arizona.
We would hope for the 3.5% down, but have up to 10% to put down..

Very few lenders want to do manufactured homes or loans under $50,000. I can do them in California because we service these types of loans and don't sell them to the 5 big banks.
