FHA inpection

In process of obtaining FHA loan, and possibly a grant.  What are chances of a 23 year old roof not passing?  This home used to belong to me (before divorce) and I am not trying to buy it back from ex.  I know he will not repair roof and I can't at this time, but worried loan may not go through.  The roof is NOT leaking, nor missing any shingles, although there are some shingles broken around roof line.

The inspector can best answer the question of the roof longevity but to obtain the FHA financing, as long as the inspector can state that the roof has at least two years left of life on it you should not have any issues.

The appraiser will note the condition of the roof from where they are viewing it which will be on the ground. If the broken shingles are so obvious, the appraiser may condition for their repair/replacement.

I am purchasing the home.  I once had joint ownership in home.  Only one layer of shingles.  If there were leaks in the attic, would I not see it on the ceiling in the home?  I have been renting the home for the past three years and no sign of leaks.  I think a home inspection is a good idea and having home inspected tomorrow.  I was just wondering if anyone know how strict FHA would be on this.  Also, there is some rotten wood on the outside.  The home does need repairs to the outside.

Do you know if there is more than one layer of shingles?

Also, did you mean you are "now trying to buy back"?

Finally, have you actually gone up into the attic and looked all over every part of the roof to ensure there are really no leaks?  There may be some you do not know about.
