You would need to qualify...tough to qualify for any payment without income. I doubt...but are hopeful that you can add a co-borrower for situations like this, I sent that very question to Fannie Mae.
If you currently have an FHA loan you can do a Streamline Refinance..no appraisal no income qualifying. But that only works if you have an FHA loan currently.
This could be a tough one! Yoy may be elligable for the new Obama loan refinance or modification. More details would be needed to determine if you qualify such as current rate, actual value of the home. It can then be determined that if you are elligable.
