FHA with a gap in employment history

Profile picture for kokorico
Here's the scenario:

I was in school from Jan 2006 - Dec 2008 (undergrad).  I worked part time while attending school in related fields as required by my school both on-campus and off (co-op).  I started my Master's degree in March 2010.  The reason for the gap is because I was on a student (F-1) visa and I couldn't legally work until either I started back to school or got an H1-B visa (authorization to work).  The reason for the delay in starting school was due to waiting for acceptance.  I now have an H1-B visa since October 2010 and have been working ever since, and I'm finishing up my Master's degree.  Is this an issue for me to be a co-borrower on an FHA application?  I have just over two years of combined, related work experience, and it's all supported by documentation.

If you have a work visa, you can apply for an FHA loan.

The work history, along with the school history, can be applied toward your Employment history.  You'll want to provide copies of your transcripts and your visa to the Loan Officer whom will Pre-Approve you for a loan.  Congrats on all the hard work.

Yes since you now have your visa and a two work/school history you should not have a problem getting an FHA loan.  Email me if you do and I can help you find a good loan officer in your area.
Good luck from Alabama.

You also need to prove that your income will continue for the next 3 years. Be sure to have copies of your diploma, transcripts, etc. ready to send to your loan officer.

As long as you have a valid H1B visa to work in the same field of study you can be a primary borrower with 2yrs work history supported by the degree. You should be fine. Start looking for a home :) Good Luck
