For the first time in my RE life, I'm hearing from people on my blog who I feel are not prepared to "go it alone." I really want them to succeed but think they would be better served by a scrupulously honest agent.

I'm trying to put together a list of questions that helps people understand what is involved.

Good question.
I'll start off:

1) Make a 20% down pay and still have another 20% left in your bank
2) Have a steady income for the next 30 years
3) Not waste equity for leisure
4) Not get divorced
5) Always work out and be healthy
