FSBO & Buyer's Agent

If I am working with a realtor as my buyer's agent, can she show me a FSBO home?  Would I have to pay a commission on the home I buy?  Or would I pay a fee to hire her for the closing?

Yes your agent should be able to show you that home. The way that I would handle it is have your agent contact the FSBO. 

DO NOT contact the seller yourself first and say that you have an agent.  If you do that the seller will start to see dollar signs and will want to cut your agent out.  If this happens, you will put yourself in a much weaker bargaining position.

Before anyone slams me for protecting commission, think of this.  Who has more experience negotiating the sale of a home?  You, your agent, or the seller?  Which one do you want on your side?

You can have your buyer's agent approach the seller for what's called an "authorization to show".  In that authorization the agent will typicially negotiate a commission with the seller.   The agent can then show and sell the home without your needing to pay commission.  Rarely does a homeowner turn away an opportunity - as the commission negotiated is generally less than on a typical listing.  Good luck

It probably depends on what the FSBO is offering.  You should talk to your Agent.

Do you have a signed Buyer's Representation Agreement?
