Your approach will differ greatly depending if it is a traditional sale or a short sale.

In case of a short sale, in Virginia, sellers do NOT have to disclose a short sale in advertisements - unless the seller chooses to disclose.
However, the seller MUST disclose a short sale to the potential buyer once the offer is received.
 
Finally, the contract to sell can be verbal, it can be a handshake, or even written on a proverbial napkin. However, to be enforceable in the court, the contract must be in writing with all the terms clearly defined.

Ensure that you market it so that everyone who is looking for something in the price range sees it.

Ensure that you or someone is available to show it any time during the day every day.

Ensure that it is priced right.

Ensure that the contract is done right and everything is legal

Ensure that you have a proper sellers disclosure so the buyer can not sue you for not disclosing something that is required.

If the house was built before 1978 ensure that you have a lead based paint disclosure.

Ensure that the buyer is qualified.

Ensure that all the information gets to the lender and closing attorney.

Ensure that everyone stays on the timeline.

Ensure that all requirments for the loan such as FHA or VA or USDA requirments and inspections are compleated.

Ensure that the inspectors and appraisers can get in to the house.

Ensure that the HUD is correct.

not to sound self serving but if you are a FSBO who needs to ask that question you may want to consult a professional

with that said. are you asking about paperwork or modifications.
-the necessary legal documents vary slightly from state to state. check your local FSBO services also speak to other FSBOs in your area.
- is your mortgaged payed of
- do you have multiple loans or liens on the property
- I could full the page with questions but your best bet would be to contact a fellow FSBO in your area (or FSBO service) who is thoroughly familiar with the process or local agent. Many agents would still be willing to go over what you need even if you are not listing with them. lol, they are not all bad guys.

-if you are asking about repairs and modifications it would be difficult to say without seeing the place.
Find an professional stager or an agent who stages and have them help you in that aspect
