thanks for everyone's reply.  we are no longer interested in Homestyle nor 203K lending options.  we're purchasing a home with a traditional mortgage because it better suits us.

Hello, Terry and JoAnn here. I (Terry) am a 203k specialist realtor and I always use Amerifirst Home Mortgage for my Buyers and Sellers needing 203k's and Fannie Mae style loans. John Insco is also a FHA 203k Specialist. Let me know if you need more information. Enjoy your day

Are you still searching for a lender? I've just recently started using Zillow and came across your post.

Here at Cincinnati Federal Savings & Loan we do FHA 203K, both streamline and full, Homestyle, HomePath Renovation, and our own portfolio in-house renovation loan. The average is only 38 days for 203k. I just closed a portfolio renovation loan this past November in only 13 business days due to the borrowers' time crunch to get started before the weather changed!

Provided you can close on the property as is.  You can put 20% down on a renovation loan.

thanks for the replies!  we're just investigating our options at this time.  the more we look into it, it's going to make more sense to simply use a conventional mortgage with 20% down and use cash for the renovations.

ok, they were the only lender i could find easily.  i'm not familiar with them at all, but they do seem heavily involved in the programs i'm possibly interested in.  guess i should them a call.

Seriously...Amerifirst. They are insanely proactive in both loan programs you mention and even have some Green Energy Incentives available in the 203K. Good luck!
