There are a significant number of Realtors/Agencies that offer Flat Fee Services to be listed on a local MLS or other limited service packages...according to the National Association of Realtors 21% (2 out of 10) successful Sellers used Flat Fee/Fee for Service Agencies/Agents to sell their property.

The National Association of Realtors says if you use a Service to be listed on your MLS you are no longer considered by them to be an FSBO..you are "Agent Assisted" just as they consider Full Service customers/clients to be "Agent-Assisted"
Agent Assisted Sellers according to the NAR sell faster and for more...so according to them using a Flat Fee Service to be listed on your local MLS/Realtor.com ect. is absolutely a smart move

I have represented many buyer's when purchasing fsbo's. The commission is negotiable, however, we represent the buyer in that case. You will still be responsible for your closing cost , attorney fees, repairs if any negotiated, property disclosures etc. If you need a comparable market analysis, give me a call, text or email your property address. We want you to get the most for your property, still be competitive but not take advantage a buyer.

It is worth putting your house on your local MLS for a fee, but I would suggest listing in in the MLS for 1-2% more than your original FSBO price (if that is still within range of recent sales) and offering that to buyer's agents as a commission. You will get more showings that way.

By the way, you can negotiate direct with your local Real Estate brokers; you don't need a "middle man" website to do that for you.

Many offer "al a cart" services also, so make sure you know what you are getting, and what you want.

Make sure you are listing with a local flat fee broker who is a member of the local Realtors MLS.
