Financing for Client?

Hello,

I have a buyer in need of financing in Indianapolis, IN. She filed bankruptcy due to a divorce in November 2009. Any advice on who she should talk to is appreciated.

If the mortgage debt is discharged in a bankruptcy it is viewed as a foreclosure even if the lender did not foreclose.

So your lender would be correct in stating another 12 months to wait. Caution: Do not let your client sign a loan application until after the anniversary date.

Typically its 2 years from the discharge. the discharge date will be after the filing date.
