First time home buyer, have rate questions please?

Hi Everyone,

 

I am not sure what information I should supply however we are first time home buyers in the process and this is all new to us.  My husband is the purchaser as my credit score were a bit lower than his so lender suggested my husband purchase the home alone.  His credit scores were 702/704/702.  The paperwork is now in the hands of the underwriter.  We were offered an original rate of 6.25% and when the fannie mae thing happened, lender called us to tell us she could offer us a rate of 6.00%.  I was wondering if this is a pretty good rate? Can we still ask her to look for something a little lower? and at what point is the rate on the loan actually locked in? Would we lose the 6.0% if they were to look for a lower rate?  Also the purchase price of the home is 210,000.  I see here on Zillow that the estimate is around 208,000, i know that's only a 2,000 difference but how accurate is zillow with estimates?  If there is any other information I need to supply, please ask.  This is all new to me and I am learning as I go along, please forgive me.  I am doing as much research as possible to get the best deal available for my family.  Thank you in advance.

Put in a Zillow quote request, and let us know what the request ID is.  We can all take a look at it and see if there is any room for improvement.  There are a few more variables that go into consideration that are not listed in your post.

Definitely put a quote request in.  It's completely anonymous and you should get a plethora of quotes.  It can't hurt.

Congrats Dizney on buying your first home! Post a request as the two previous posters stated. Regarding your question about the zillow estimate of value. I wouldn't put much stock into that. My experience has been that the "zestimates" are not very accurate and cause more harm then good. i would say completely disregard their value. If it said the house was worth $230,000 you would feel all warm and fuzzy thinking you were getting a great deal and this could be bad as well. An actual appraisal will be done when you get further into the process and that is the value you should be most concerned with. Good luck.

Hi Dizney, if your loan officer has your loan package at their lender and it is currently being underwritten, you must have made a commitment, right? There's been time and expense that your loan officer has invested in you. Your rate has already been reduced .25%. Is that the best out there today? I don't know. What costs are you paying? If none, you have a good rate. Ask your loan officer if the rate was locked or what's the best rate it can be locked in today. Be sure you ask for a copy of the lender's lock confirmation. That shows all the earnings that the loan officer made on your transaction. That way you know the Good Faith Estimate is accurate and you were treaated honestly. .... Good luck!

Congrats on your new purchase.

 

When are you supposed to go to close ? When does the contract run out?

 

If you still have a reasonable amount of time I would put up a Zillow request and get a lower interest rate.
