FHA rates are in the mid-upper 3s. I priced a deal out the other day with a 3.75% rate and a credit back to closing costs.
Rates should be similar assuming you have a loan $100k+ with at least a 660 credit score.

First time home buyer, using FHA, with student loans
I am a potential first-time home buyer, looking to use an FHA loan. I have a few questions regarding qualifications.
First, I have approximately $70,000 in student loans, currently being paid off at $550 +/- per month, and my annual salary is $55,000.
Secondly, about 4 years ago I had a charge-off in my name, which was not actually listed in the most recent credit report I ran on myself a month ago.
Lastly, I have $15,000 to use towards a down payment.
What interest rate and loan amount might I be qualified for, if any.
