There are both federal and state programs to help first time home buyers. Investigate fully with a realtor and lender soon.

If I were you, I would contact Kay Basta at Summers Reality in the Maplewood/Richmond Heights area. As a first time buyer, Kay was fantastic at helping my mother (a retired life-long realtor) and I ( a first time home buyer) with buy a home. You're right. There is some much to know that you would be smart to get Kay to help you through every step. We're very, very happy with the house, the neighborhood and the service.
Kay sells many, many homes in the area and is well known for her honest and truthful work.

It is always best to consult a realtor to help you find the what matches to your needs and possibly contact other professionals (like lenders, etc.) that can get you going with your dreams of buying home a reality.
Its the best time to make that move now since we have low mortgage rates and the house prices are at low. Just for an instance, here in LV, you can find one of the best markets offering reasonable home prices and many home buyers, not to forget, investors are jumping on that opportunity.

Try googling "first time homebuyer assistance in Your States Name" and see what comes up.
In Colorado they have CHFA (Colorado Housing and Finance Authority) which offers financial assistance as well as excellent classes for first time homebuyers.
Hopefully your state has something similar.
You might also contact some mortgage brokers to see if they know of any programs. Not all mortgage companies in CO offer CHFA. Mortgage Brokers at banks may also be able to help.

Some banks offer programs and if you know the area you would like to buy in there may be some programs for the neighborhood you want to be in.

There is so much information out on the internet these days about how to buy a house, most real estate agents have it on their individual sites, zillow has advice in the Home Buying columns here, so great advice if you can take some time to go through it. I would always suggest you work with a Realtor to help you. If you need one , first ask your friends and family who they use and if you can't find one that way, pull down the Professionals tab here on Zillow and search for one in your area, look at their reviews and their contributions to Zillow. You can also click on any of our names and we can refer you to one. Congratulations on doing this. And yes, talking to someone about getting a loan is the first step. Identify the neighborhood you would like to live in, spend some time there, on weekends, see if you like the way it is, talk to the neighbors.

As far as being able to get a loan why not talk to a bank, credit union, or mortgage lender near you? Just remember you should have a magic number in mind before they tell you what you can afford. If you know you can really only afford to spend $500 a month do not listen if they say you can get a loan for $800 a month. Start with what is really affordable for a monthly payment and then see what it can buy.
I would NOT recommend getting an ARM mortgage. In time it will adjust up and cost more each month. It could even cost so much more you would lose the house. Get a fixed rate mortgage so you know what your payment will be into the distant future. Even then taxes, insurance, electricity, and heat could easily cost more every year.

Firt time home buyer program..
I'm really looking to purchase a home in the late summer somewhere around the months of June/July i know first i need to get preappoved for a loan i just don't know all the necassy steps..do you have any advisr r better is there a class that i can take?
