Flat Fee Listing

Are there any realtors in the Columbus/Pickerington, OH area who offer to list homes for a flat fee? Our home is in an upscale neighborhood w/Zillow estimates of $450,000 - $650,000. What is a reasonable "flat fee"? Thanks for any info provided.

I offer flat fee in AZ, which unfortunately won't help you. A typical flat fee company charges between $300-$500 depending on what they provide. I believe it to be important to find a local company & a company that will put you on Realtor.com w/ 25 pictures (showcase listing). If you can't find a local company, you can always try owners.com , but a local company will most likely be better.

You should really consider hiring a professional full-time realtor.  Especially in that price range.  You could really rip yourself out of alot money if you don't know the true value of your home.  A professional will have so many more marketing tools to get your home sold.  I don't know the market where you're at, but here in Kansas City the homes over $250k are really hard to get moved right now.  Surprisingly enough, the realtors are not really as excited about listings as we have been in the past.   Mainly because they are taking so long to sell.   We are spending much more money these days on marketing with most of the time not getting the sale.  Another thing to consider is that most buyer buying FSBO's are looking for a steal.  Besides buying under the market, they will want you to discount 6% or whatever is standard in your area.  If you are going to do that, why do the work yourself?  Good luck.  If you have any more questions, please feel free to email me.  Thanks! snash, there are several "flat fee realtors" in the Columbus area as well as discount listing brokers. May I ask why you think your needs are best served by a "flat fee" realtor?

 

As you may know, over 90% of all qualified (pre-approved) buyers are working with an agent.  A good listing agent will market your property first and foremost to other agents who have those qualified buyers you will need if you want to sell your house.

 

On another note, the National Association of Realtors reports that the average seller in 2006 earned 24% more on the sale of their home by working with a Realtor than did sellers who sold on their own without representation. I'm not sure what the numbers are for 2008, but even if you make 10% more and on top of it, you would not have to worry about preparing marketing materials, scheduling tours and open houses etc., wouldn't that be worth it to you?

It would depend on the level of services you want.  That range is very wide.  That alone tells me that a professional is probably the best way to go, especially in this market.  I believe that a professional will get you a higher offer with the greater advertising and marketing exposure.  Further, the experience to navigate through the pitfalls in the current marketing environment are invaluable.   There is too much risk to get a discount service.

You need the cooperation of the local real estate community, going with a flat fee as opposed to the standard commission fee in your area could not only end up hurting the sale but getting you less $ at the end.

Contact Chuck Warner & Associates in Dublin Ohio. His team is very good. If they cant take the listing, they can get you with a flat fee firm that will.
