For Sale By Owner Issues

This question is posed to the For Sale By Owners in Rhode Island.  What kind of problems are you facing out there?  And yes, I realize the onslaught of agents is a pain, but what other kinds of problems are you facing?  How to find out if your buyer is a REAL buyer or are they just tire kickers?  How about financing, does anyone offer financing options?
