No matter what kind of market we're in, or where in the country you are,  serious buyers often drive through the neighborhoods they want to buy in looking for signs. If there is no sign, you could lose the opportunity to find that buyer. Another avenue that buyers come from is neighbors. There are often times when a neighbor has a friend or relative who'd like to live in their neighborhood. Your sign will bring those buyers in.

Internet buyers may see your home on the internet and decide to drive by. Since these buyers aren't full time Real Estate professionals, they may assume that your house isn't really on the market if there is no sign. It is a common misconception.

Since we never know exactly where the buyer for your home is going to come from, it only makes sense to use all avenues available. After all, the more interested buyers you can attract, the better your chances that they will compete and you'll get the best price and terms. Exposure is the key to getting the best price and terms. The more buyers who know about your home, the better for you.
 
The minute you put your home on the market, it must cease to be your "home" and begin to become your "product". You must keep it clean and shiny, make it as available as possible for buyers to see and advertise it's availability for purchase in as many places and ways as possible.

Yes, this is uncomfortable and inconvenient. Privacy is sacrificed and sentimental items, feelings and attachments are put in a box and packed away with excess knick knacks. This is an item of contention for a lot of sellers who want their agent to sell their home for the best price and terms in the fastest time without any inconvenience on their part.

I'm not saying that a home can not be sold without a sign, but unless you have a serious reason to keep your sale a secret, you may be shooting yourself in the foot by not allowing a sign (or a lockbox).

Hello: Yes, having a sign in front of your home is definitely a good way to advertise. But also, you would need a great agent that knows how to market your home on the internet and on ads. The internet has taken over today's marketing and believe it or not your house is seen a lot more on sites like zillow, realtor.com and the mls. Every listing we have had majority of the buyers that contacted us seen our listing on the internet.

But the sign is a added bonus. Definitely a good route to go!

Definitely.  With the lack of inventory in some areas, buyers have started to drive around neighborhoods that they like to see if there are any signs up.  You don't want to miss out on an opportunity.  I've also had buyers see a house listed online and then go do the drive by and if there isn't a sign up, they think it already has an accepted offer and never call to set up a showing.  Besides, your neighbors may have a friend they know that wants to live in the neighborhood too.

Yes, having a sign in the yard is an important part of any marketing plan. You never know where your buyer will come from so the more making you can do the better. However, having an agent working for you with a large network of buyers and a outstanding internet presence is the absolute best thing you can do to get your home sold.

A Sale sign is part of the Marketing package. Every little thing in Marketing counts. It also gives a Buyer a direct name and the real estate agency number to contact for information. Yes, it is important.

It depends on what you are trying to accomplish. Having a sign in your yard allows neighbors to know your house is for sale, and they can tell their family and friends who might be looking to move into the neighborhood. It also makes it easier for people to find you house who are coming to look at it as a result of an advertisement, or word of mouth.

If want to sell your house, you need to get the word out somehow.
