For upgrades to a kitchen and bathrooms (i.e.$25k investment), can that increase Zillow home value?

New granite countertops, new stainless steel appliances, new sinks/faucets, new toilets, new flooring, etc. -- how do I show increase in value.  Also $10k investment in recent hardscape landscape in yard.

Many people selling their home have this same concern.  Definately show your estimated value on Zillow.  Make sure that all of your upgrades are listed. Do whatever you can to get someone to view your home in person.  Couger Trail is a very sellable area.  Once they are looking at your home, your upgrades and your increased value will be obvious.  Hopefully, you have hired a good real estate agent to assist you with presenting your home as I have explained above.  Good luck to you.

I don't exactly agree. I think strongly colored granite will be on it's way out soon along with stainless steel appliances in favor of more earthtone colors with more neutral patterns.

I have been flipping homes for over 6 years now.

I have to disagree with Wetdawgs on the landscaping roi.  
There are landscaping projects that in my opinion do not add value in most markets
  sprinklers, hardscapes, huge decks, ponds, water features

And then there are low cost money making projects like
  quality lawn care, moderate projects like size appropriate decks, paver or slate walkways and sometimes smaller decorative retaining walls.   The old saw about leaving some of the canvas clear for the buyer to create their own image of the home strongly applies in this case.

This may or may not come back to you in real value... I know Cougar trail, I have a lot listed in the area.  it is a location that you should see some return in value. You can show your estimated value on zillow if you want. I do this for my client automatically.

The best way to estimate your home's value based on improvements is use the national assoc. of realtors cost to value report. check it out on line.

Showing the true value of your home on Zillow is difficult as it does not take into account the finish quality, decor, floor plan, natural light, timely or deferred maintenance, yard space, location, etc. of homes. The value of your home is based on a comparison of other homes sold and currently active in the your area. There's a wide range of condition and amenities from one home to the next which makes this method less than ideal. A $25K investment is not likely to be a $25K return, particularly in our current economic climate.

Also, just because a home has new items does not make that home desirable in and of itself. If a buyer is seeking a white kitchen with white appliances (I've had such buyers) and you have stainless steel appliances, that is not appealing to the buyer. Is your new flooring carpet, vinyl, tile, or hardwood? Are your color choices appealing to a wide range of buyers? Is the granite tiles or a slab? Is there anything special about the new toilets (everyone expects toilets in a house)? There are many factors that come into play when it comes to value.

Claim your home and include the upgrades in the details.    It will appear as "owner's zestimate" or some such phrasing.

For kitchen/bathroom remodels, you can expect payback of about 50 to 60 cents on the dollar, with landscaping there is some but considerably less.
