Foreclosure Scams - Buyers Beware

There are many foreclosure scams these days as audacious scammers prey on unsuspecting home buyers. The first and most prevalent tactic, and a definite red flag, is a fee is required up-front.  The fact is that many companies advertise on the web offering foreclosure lists for a fee. The truth is that Realtors see foreclosures first in the MLS. Asset managers and some banks list REO properties (bank-owned, also known as post-foreclosure) directly with Realtors. Secondly, be aware that a "short sale" is not a foreclosure. We advise our buyer clients to avoid short sales (pre-foreclosure), and the lengthy buying process is only one reason. Buyers negotiation leverage is reduced in these transactions and we would rather see you look at bank owned properties (post-foreclosure).

This information may be searchable by address or owner name, or lists of upcoming sales may be posted. Other states and counties do not have such information online. In these cases, contact must be made with the appropriate agency usually in writing or in person.
