Foreclosures and Short Sales

We are curious about foreclosures and short sales. We have always purchased conventional, and have the credit score and funds necessary for down payment, but are not aware of the process and negotiation.  We have read about the differences but assume a well rounded Realtor would guide us in the proper direction.  True or not?  What ducks should we have lined up in a row?

My best advice for going after a foreclosure or short sale , have funds or mortgage approval ready to go. Secondly , be ready to write a offer the day you tour the home, sometimes these homes move very quickly!. Thirdly, have a renovation budget already in mind(if needed)  and know what your top dollar amount is. Fourthly, patience , sometimes getting a response back from "seller" can take some time.
