Why are buyers not giving me at least enough money for my house so that I can break even?
I purchased in March of 2005 for $840K, and the price should have gone up! But, the best offers I've gotten after 2 years of trying to sell has been $700K!
This is not fair! The guy who I bought the place off of paid less than $250K back in the late 90's!! He made over $600K, I should at least make something.
Now people are making offers based upon foreclosure sales in the neighborhood. Foreclosures should not count as comps!! Of the 20 most recent sales in the neighborhood, 13 were foreclosures! Stop using them. Use the 7 sales that were not foreclosures! And it doesn't matter that those 7 didn't sell for $840K, I think my house is nicer. Besides I bought mine in 2005, so it has to be higher.
So, lowball greedy buyers stop wasting time and don't look at foreclosures, they don't count as comparables.
