Foreclosures are not comps!!

Why are buyers not giving me at least enough money for my house so that I can break even?

 

I purchased in March of 2005 for $840K, and the price should have gone up!  But, the best offers I've gotten after 2 years of trying to sell has been $700K!

 

This is not fair!  The guy who I bought the place off of paid less than $250K back in the late 90's!!  He made over $600K, I should at least make something.

 

Now people are making offers based upon foreclosure sales in the neighborhood.  Foreclosures should not count as comps!!  Of the 20 most recent sales in the neighborhood, 13 were foreclosures!  Stop using them.  Use the 7 sales that were not foreclosures!  And it doesn't matter that those 7 didn't sell for $840K, I think my house is nicer.  Besides I bought mine in 2005, so it has to be higher.

 

So, lowball greedy buyers stop wasting time and don't look at foreclosures, they don't count as comparables.

Why aren't sellers offering me $250k cash towards closing costs and purchasing their home? After all, many of them are still being stupid, listing their homes at 2004-2005 prices. Try listing them at 1996 prices and I'll buy it.

My house is worth more than 2004/2005 prices.  If there aren't any real sales, you can't just arbitrarily use foreclosures as comps.  That is a distressed seller.  Problem is there are very few non-foreclosure sales in my neighborhood, and this is distorting the comps.  Thats why you can't use foreclosures as comps.

 

Buyers have to stop trying to steal houses.  Don't offer a non-foreclosure seller the same as the neigboring house that is a foreclosure sale.  It's just rude and unfair.

And it took you this long to figure out that you over paid... didnt anyone really tell you that prices over the long run only appreciate at rate of inflation... what were you thinking

when you bought it... $1M here I come ?    $250K plus inflation gets you to $350K... nice

A lot of very inteligent people appeared in the news and in the newspaper saying that real estate was going to continue to appreciate at double digits.  What makes you think you know more than all those people? 

 

Right now a few bubble bloggers are trying to scare the market and have managed to do so.  Once the government tracks them down and deals with them, prices of all real estate will rise at double digit rates again.

A house is not a stock!!

 

Stocks do go up and down in value.  But real estate always goes up.  Didn't you pay attention to any of the news 1999 and 2007 ?!?!?!

You should be proud of that... just think how you managed to save the tax payers

all that money that was short in the Social Security fund.   We couldnt have done
