God bless you Francesca for reporting the derogatory comment! You have my thumbs for that. I wish more people had the courage that you did.

Oh, yes ye does give t-shirts Trulia away and he indicaed same in a Trulia utube inteerview from last year's RE in Altnatic City. I don't make state, ents unless they are true.
Honestly,I believe he was banned because he sent me an unsoliticted degrogtaory comment which I reportd.
Francesca
PS If u look at NAR"s realtor traffic report, Zillow has surpased Trulia in the number of buyers that use their website and frankly, I get more viable leads these days froim Zillow than Trulia!

Mr. Sacktig was Banned from Zillow a number of months ago ..he doesn't give Zillow T-Shirts away ;)
Hope to see ya around

And I have always respected your respones. They are often awesome and realtistic. Sorry to hear that Trulia banned you. Frankly, in my opinion, they are biased toward those who spend money with them and my issues with Mr. Sacktig continue with both myself and others. He is the ONLY person on the entire website that causes issues, yet I cannot believe he hasn't banned him. Byt, then again,he gives out Trulia t-shirt to his clients and promotes themt o the 9's!
Your input has always been valueable in my opinion, whether I agree with it or not . . . I'm not a realtor that is adverse to sensible feedback.
Again, luv ya! You r the best.

I have no Goals..I was banned from Trulia, I have never returned.
Zillow is exceptional at allowing everyone to have their Opinion or Even criticize them as long as they are Civil...
I make no claims of expertise
I share links to some Resources/Info & express my opinion..
I do try to support my views with facts or explain why I see things the way I do.
It's not that likely many care what I think anyway lol

As is true with many forum, it's all a matter of opinion.

Warm regards,
Francesca

Howdy Francesca
It's all discussion/debate/opinion and not personal for the most part here so hope you see it that way ...sometimes some get a tad carried away but so do some Agents lol
I remember you spoke up at Trulia about Spam, bogus badges and for open discussion...remember with appreciation
I respect you even though I'm Right and you're Wrong ;)

A better headline would be "Concept of Real Estate Buyers Agency Flawed and Contributes Directly to Housing Bubble" The article then goes onto detail how agents in general are only capable of representing sellers and are allowed to use the concept of buyers agency to force gullible buyer even at the highest income brackets into a position of false trust, thus creating a manic depressive housing market incapable of finding equilibrium and creating a permanent drag on the US economy.

You seem to be confused with the difference between a buyer and a seller, so let me help you out.
The FSBO dude was trying to SELL his house for 6 months at a rate of approx $2M and then hired an agent to do it for him. The SELLER's agent talked him into raising the price by $150k and then sold it shortly thereafter.
So, if the BUYER's agent would have taken the time to do a 30 second search on the main FSBO site (I guess he was too busy eh?), then the buyer would have only paid $2Mil + $60k buyer agent commission (estimated at 3%).
Since the BUYER's agent was too incredibly busy to do the grueling work of typing in a few pieces of search info, the BUYER ended up paying $2.15Mil + $129k buyer + seller commission (estimated at 6%).
Day before the lazy BUYER's agent price = $2,060,000
Day after with lazy BUYER's agent price = $2,279,000
So, one day and and a lazy (I mean a "far too busy") BUYER's agent cost this BUYER $219,000 (not factoring in any other costs).
But it's ok, because the buyer's agent made more commission; so the issue is moot, right?

One more thing, Michael if u read the article it indicates that Mr. ForSaleGyOwner close for $150k over the original asking price!

- Francesca Patrizio, "PatrizioRE"

and staistically we get a higher number, threefore the commission issues is moot.

Again, Micheal, I reiterate, there are the popular websites, plus the MLS that sell, Again, I'd ask, If mr. forsealebyoner.com couldn't make to work using is own business model what makes on think the average Joe Schoo will suceed.
don;t get me wrong, I've seen a number of FSBO's be succesfful via this methoid, but ti dones't compare statsiticaklly to being listed by a broker.

Yiou know I luv ya Dunes, but in this market we are all way to busy to go surfing the net. And if this was such a popular alternative, then why did Mr. forsalebyonwer list with a borker?

MLS or die huh? You are unwilling to spend 15 minutes checking a couple sites to help a client save tens or hundreds of thousands?
Wow.
Your hubris is staggering, but thank you for being so upfront.

Bottom line . . . not market property, not getting the attention it needs from Realtors . . . bottom line. . . . we are far too busy to check 5 or 6 suites for "deals". Put it on the MLs an it will sell. Historical data that can't be disputed. Sorry dude.

At least 2 threads on this already.
Maybe you could comment on how the buyer's agent cost his client hundreds of thousands of dollars by not taking the time to check the FSBO site?
Forsalebyonwer.com OWNER lists his house with a RE agent?
