Fraud**Leo Esaki is his name this week***who knows what next week***Agents Beware!

I was contacted through Homes.com with a instant request for more information about a listing that was not my listing.  The Buyer claimed to be interested at first in the "typical picture" request.  I looked at the listing and there was 30 photos on the ad.  Hmm.  Then I emailed the person and told them that.

(They ignored my answer about the photos).  Instead they asked to place an offer on the home, that they had cash and wished to buy.   $20,000. deposit to a lawyer, whomever I could locate.  He was convincing in giving a wife's name and street address.  He could wire the funds.  Still sounded too good to be true.  Although I did sell a home successfully, sight unseen just in November.  So checking this through...goes on... 

  I emailed back that we use Escrow companies here all of which have an Attorney of Record.  That any deposits would go there.  I asked how much he would like to offer and asked for "proof of funds" which would be required to make an offer with my company.  

While he was getting back to me I decided to Google his name.  The name came up in connection with other Fraud scams.  So I posted on Trulia and I'm doing the same now here.  Reason being...last night I received a call from an Agent about him starting a transaction and a check was sent to the Title Company and closing is coming up within a week.  He wants to close in 2 weeks.  I don't know how far he can get with this scam or if he ever takes possession.  Just don't need to waste your time and heaven for bid it actually close.

The scam is he deposits a fake check into the escrow and then immediately cancels the escrow and requests that his deposit to be returned via wire.

I can't believe many escrow officers would wire funds before his check has cleared but I guess it has happened enough that these swindlers keep trying.

This is a rampant problem and I have had 3 similar requests from 3 different "buyers".
