Frustrated with Zillow regarding values.........

I do not understand why my street on Zillow never seems to go up despite many sales recently in my neighborhood? What is the reason for this?

Zillow will often cite a "value" of, say, $200,000 and then if you click "actual sales" (or whatever they call it, the sales that support the declaration of value), those sales will be $140,000, 135,000, and 142,000, for example. Looking at just the sales will give you the idea that the home is worth around 130,000-140,000, but the "Zillow estimate" is $200,000. Bottom line: watch the actual sales, pay no attention to the "estimate"

Zillow uses inaccurate information and will not correct it or even try to acertain the facts when the property owner tries to correct it.  For example, I have contacted them 4 times regarding a false sale reported on a property I own. They have still not corrected the information. They still report the REFINANCE amount as a sale price after repeatedly being told by the owner ,they verified I am (still) the owner when I challenged the accuracy, that it has not been sold. The refinance amount is far below fair market value. This is lazy and sloppy at best, criminal at worst.

If you want more accurate housing estimates you can use. Home Scouting Report, which gathers data directly from the MLS (Multiple Listings Service). It is a free service offered to homebuyers.

 Zillow "Zestimate" is just what it is "a guess" not a CMA or an appraisal, so not to worry. But the good news is that you can always claim your property and put its true value.

You might ask a realtor to show you a CMA (current market analysis) since a "Zestimate" is just that! A rough guideline of what the homes are valued at in your neighbourhood. It's always good to compare numbers from as many sources as you can so you can look at the "big picture".

All that's important is that there are past solds to justify and bring up the value of your home.  When your home is under contract and an appraisal is ordered, they do not use Zillow to come up with pricing.  Zillow is a quick way for people to get a general idea but it's not the authority for comparables.

Very rarely are Zestimates correct. You have to remember that the Zestimate is only a guess as to what the value of the home is. If you would like a more accurate estimate of values for the houses in question you may want to contact a local real estate agent.
