Hi Kristy,

There cerainly are many properties sold funrisahed near the theme parks.  From you question I'm guessing you are asking about Zillow's guesstimate.  Zillo wowuld have no way of knowing if the property is furnished.  In general Zillow is not very accurate in Central Florida.  (Scroll down to the bottom of this page and hit their link on accuracy.)  If the property is a furnished short term rental, then Zillow's guess is pretty worthless.

Hi Kirsty,

In general home appraisals and valuations never include the furniture.  That value is usually itemized on a separate bill of sale that can sometimes be part of or done outside the closing.

If you are financing your bank usually will not include the furniture in the appraisal.  However, in my experience with furnished properties, as long as the seller can get the price he is looking for and it falls within the appraised value he will simply include the furniture.  It is a matter of negotiation.
