I went to a number of Open Houses in my zip code and looked at the condition and presentation of each house. My agent did the same and we had a meeting to discuss what we had seen. (This is the first house I've ever shown, but I'm pretty knowledgeable on the process.) We came the same conclusion on what the price should be, which was right in the middle of what houses in the market were asking in my neighborhood. The difference was that I hired a stager who made my house look so good, I didn't want to move! So, it looked like a bargain for its "condition," which was nice, but not as nice as the staging made it appear.
There's a house on my same block that has been on the market for a couple of months and it's listed at 4% less than mine. Other than mine having a larger kitchen, our home layouts are identical. But to me, it just seemed like my home was more inviting. The other house had darker paint on the walls and something as subtle as having the blinds shut when we talked in seemed to send a negative vibe.
In other words... you never know what might attract a buyer. Throw your ego out of the window and set it up for someone else, including the price. (I didn't like taking my kids sports pictures off the wall, but I didn't want to take any chances. The goal was selling the house, not showing off my family.)

Raddison, mostly what the stager did was minimize the unnecessary things (putting two chairs at the dining room table instead of four, for instance) so she could take advantage of the space. It made the rooms look so much larger. She color-coordinated every room and gave them all a specific purpose. (One room was definitely a girl's room, another was definitely an office, etc.) Most of the colors were not neutral, but they weren't bold or gaudy, either.

The farm we just sold we are guessing was staged when we purchased it... that was not our deciding factor to purchase but I have to admit using the proper sized furnishings to the rooms did make the home more inviting than the furniture we moved in it. And we always wondered why there were only 3 dining chairs around a round table lol. We did not hire a stager for our sale.... just decluttered and depersonalized all we could.

I think the moral of the story is, get it right the first time. By staging your house and pricing right, you set yourself up for success in a very competitive market. I've watched a lot of houses start out way overpriced, then become stale over time, with an eventual lowered price close to what it should have been months ago. By then all the buyers who might have considered it have written it off.

Congratulations! "Throw your ego out of the window and set it up for someone else., including the price..." is right on. The moment one thinks of putting the house on the market, it goes from "my home" to something you are trying to sell.

Reread: I said "set yourself up for success," not "guaranteed your success." And I am not convinced that all sellers have truly come to terms with market pricing yet.



GOOD NEWS!
This is my first post on Zillow and it's to share good news! I live in Baltimore and put my house on the market over the weekend. I had an Open House on Sunday and got a contract on Monday (after 4 days on the market). For the asking price!!
I wanted to share that hope with others on the site. Don't lose the faith.
