If yo look on the FAQ tab you will find the Most Popular Zillow Question menu.
On that you will find a number of videos that describe how to adjust comps and how the Zestiamte is updated.
Does the county record reflect the most recent sales price?

It should. The house sold in April of 09' and it comes up as a comp for all of the agents that I interviewed before listing my house.

That's the challenge with this AVM field. Data in, data out. No humans.
The information that the agents are looking at doesn't necessarily come from the county. It comes from their MLS. Zillow's data does not come from the MLS, it comes from the county records.
We know it "should" be the right number, but WHAT does it say? The information is available on their website. If you can confirm that for us, we can move to the next level.
The comparables are explained in the videos. Zillow has no one available to go to your neighborhood to look at homes, so they have provided a tool for you to use that allows you to choose the comps that you think are appropriate.
You'll also find videos on how to edit your own estimate of your home's value. If you are listing the home I recommend that you look at the videos so that you (and especially your agent) can counter buyer's objections to your price. Unless you understand the limits of any Automated Valuation Model (AVM), and there are many models out there, you will be doing yourself a disservice. Zillow is one of the few models that allows you to do your own editing.
