Getting accurate data for non-disclosure states (e.g., Utah)

Profile picture for cz4ever
I notice that the Zestimates for Salt Lake City are way off from what houses have been selling for. Zillow is up front about the estimates from Utah, and other non-disclosure states, being fairly inaccurate (see http://www.zillow.com/howto/DataCoverageZestimateAccuracy.htm). Is there anything that can be done to help? While sales prices are not disclosed (or not required to be disclosed) here, MLS listings are online (www.utahrealestate.com).

I'm not selling or buying, so I don't (yet) have a personal stake in the issue, but

More data :). We're certainly looking at ways to get community input on sales transactions in an attempt to get more accurate sales data in the future.

For more information about non-disclosure states, I wrote about this on the Zillow Blog awhile ago - http://www.zillowblog.com/chronicles-of-data-collection-ii-non-disclosure-states/2006/05/

We're working to find alternative sources, but in the nondisclosure states, our options are limited.

You can always support legislation to make the sales info public. Disclosure of real estate sales prices promotes tax fairness (assessments are based on rich, actual information, and owners have transparent access to that information to challenge unfair assessments) as well as transparency of the real estate market. See discussion of the clear public benefits here: http://biz.yahoo.com/brn/070531/22037.html?.v=1

Legislation is a slow process, but changes do get proposed from time to time. Texas, the largest nondisclosure state, debated the issue again in this year's legislative session:
