That's a long shot in the dark. David is correct they are not obligated to work with your agent. You're asking him/ her to give up part of their commission when they can keep all of it for themself. This makes for an uncomfortable position for everyone. Good Luck

The listing agent could claim that their marketing made you aware of the property in the first place, and claim procuring cause of viewing the property and your impending offer. Based on this they would have no reason to cooperate with another buyer's agent/buyer broker.

In most cases, yes. Find your own agent, tell them that first time that you saw it was with the listing agent, but that you were not working with them. Tell your new agent that you want them to represent you and that you do not want to be represented by the seller's agent. They can work out any details and help you submit your offer.
