Going Direct To Listing Agent? Think again!

I am a Buyers agent but thought is pretty excellent for buyers to know.

By Cindy Harper  U NO RE. All buyers deserve to have proper representation and it's impossible if the listing agent is doing his job properly. My team and I
are listing agents, and we ONLY represent the seller. There are always bumps in the road to the closing table, and buyers without representation are at a great disadvantage. Our seller will always win if the buyer is without representation.

We make it clear that the seller is represented by us. We make it clear in writing and verbally. We tell the buyer he can have representation and if he decides against it, we will continue to represent the seller. Most have buyer agents and that's a clean deal, in my opinion.

Listing agents, do not encourage buyers to work directly with you. It's not to anyone's benefit, especially yours. The clean deal is the goal.

Wouldn't it be to everyone's advantage if both the seller and the buyer had the benefit of an experienced agent who was obligated to act exclusively in each of their best interests?

It's my guess that very few sellers reject dual-agency at the time they list their property. Why would they risk finding themselves without representation when an agent from the listing office is representing a buyer who's interested in their property?

Bravo to Cindy Harper who's happy to settle for 50% of the commission in order to focus on doing what's best for her clients!

Jhon, that is just not possible. Is like being the judge and the defense and accuser? You job is to get your client the best deal possible, you can only give the best end of the deal to one or none.

I also agree everyone should have someone to help them thru the process. So many times buyer do not understand the process and think that by going to the listing agent you will get a better deal.

 Can not an attorney do the same for the buyer at substantially less cost?  Here are the typical cost for a buyer agent (3%)  ..
Home Price, Buyer Side Commission

$100K => $3K
$200K => $6K
$300K => $9K
$500K => $15K
$1M => $30K
$2M = $60K

If you need help an attorney can represent the buyer for $5K. Now why does an informed buyer need you?
