House being worked on,  tear off roof, some painting inside/out, repairs to rear of house,  walls washed, will be vacant soon, and carpets cleaned and house totally cleaned,.

Sounds like you are well on your way to having your property standing tall and ready for the market.  Before clearing it all out I would suggest talking with your agent and maybe he/she can help you to stage the house with a few well placed pieces. 
  Good luck, Listen to your agent, Price it right and you will have a quick sale in this busy market.
