New York is the #1 ranked city in the world for real estate investing.  Usually competing with London for the top spot.  Upside is price stability and appreciation strength.  Downside is the high price point.  Can visit our page Why Invest in New York to learn more.

Properties in FL are very reasonable and can be picked up at an affordable price. One of the fastest growing areas in FL is Navarre. Navarre is a town located on the ocean front. It is centrally located between several military bases and colleges.  The town is currently considering incorporating and is expecting to be the next Destin FL. I'm biased here, but I'm quite partial to Philly and its environs. There are quite a few reasonably-priced properties within the city itself that need little to no work in order to create a lovely home that any renter would love, and some of the more affordable suburbs in good school districts in both PA and NJ can yield a few gems as well. (Think young couple wanting to save up for a house of their own in several years while raising their family in a nice rental; Ridley Twp in PA and Maple Shade, NJ are two such examples of attractive, affordable Philly metro suburbs. The public schools in those towns are middle-of-the-pack compared to some surrounding areas, but they're generally decent, safe districts overall.)

Im in N. Metro Atlanta and there are still some great deals on rentals and most areas rent very quickly. We have several colleges in the areas Im at as well as a pretty stable economy and superior schools.
