Annual Insurance
Annual HOA/Condo Fees
Annual Property Management
Interest Payments

Potential Income:
Annual Income

Total Cash in the transaction

CAP Rate = Annual Income - Expenses/ CASH

You can also consider potential vacancy rate, repairs, etc... but they are unknowns.
