I may consider to buy a property in Grapevine the next 18 months but as i look at the chart there is a slight increase in house prices in the last 5 years but once you click on the 10 year chart they have gone way up...
Maybe it is time for selling not "Buying" as prices could fall back down to the level of 10 years ago in the future and end up loosing the value of your property as i tend to move to the UK in approx 10 years if i move to Grapevine.

Grapevine is very desirable. If the home is priced right and is in good condition, it will sell within 30 days.
As far as a forecast for the next 18 months, it would be really pure speculation. The selling season has started but it hasn't been a bang like we've had the last few years. Lending guidelines are so strict, lots of buyers but too many have issues, where they have had a bankruptcy, slow pay, short sale, etc.
Although we haven't experienced the loss in vallues that many other parts of the country have experienced, I anticipate that the prices will dip some so it will remain a buyer's market for a while.
Time will tell.

Looking at all the properties located on the map it appears to be a lot more
thought may be everyone has had enough of the severe weather storms & tornados and want to get away from it all.
How is the house prices now up / down ?

I am not sure what number Zillow gave you but here are the real numbers:
There are 273 properties on the market as of this moment in Grapevine of which 65 are under contract. This number includes condos, duplexes, and single family homes. It also doesn't include those that are for sale by owner.
It might be slightly high for a town with a population of 46K but nothing that is worrysome.

Many thanks for your reply and information, did not expect a reply for at least another 4 hours at least, up early 5am.
Just curious as there can be locations where people all start selling their properties as they can see their location declining due to different reasons e.g crime or high tax, wish to emigrate, poor employment in the area etc

Cliff, there are a lot of homes for sale everywhere. Its a byproduct of this economy right now. Its a buyers market.
Also, there are times, that the person who submitted that house for sale has 'forgotten' to remove the listing.
