Yeah, I can, but do we actually think that anything will come of it? Plus, I don't know whether or not my info comes up and I don't want them coming after me. A wise man of one of these threads told me a horror story about something similar and it opened my eyes up.

Tammy I have flagged more than a turkish prison warden, and nobody has come back to me. You do need to enter your email address, but only zillow receives it. I was flagged for one of my quotes (bogus flag-comments were "closing costs are too high". Zillow sent me an email stating that my quote was flagged, and it gave the flagger's comments and nothing else. So flag with confidence that you are in the witness protection program. I like emailing the offender anyway. It stirs things up on the threads.

Ok, so I nicely emailed all three that quoted 5.875% and asked them if they realized this was a cashout refi of an investment property. We shall see what happens.

Don't take this the wrong way but.....you strike me as a little Spacey....
Concern earlier was having people know who you are and attacking you...Having been attacked I understand not wanting to have it happen. The first time freaked me out a little bit...the 2nd time was comical.
George pointed out that flagging protects your identity....George is willing to throw Caution out and e-mails them because he likes the confrontation to some extent. I personally think it has more teeth when you don't hide your identity but that's me.
If I was afraid of the crazy's of which there are many....I would stick to flagging!

well 2 of the 3 lenders removed their quotes, so they possibly did just not read those pesky details.

I have flagged hundreds of quotes. It doesn't seem to stop the offenders at all because the next day, and after that, they keep quoting rates that are impossible to get: 729k, cash-out at 88 LTV, in a county whose max FHA, FNMA is 560k! They don't read the loan criteria, or do and don't give a sh&#. I made a mistake or two on some quotes, went back and deleted them without anyone ever contacting me.
I was rushing through and didn't notice investment property etc. An honest mistake once in a while is okay and forgiveable. But, the constant bait-and-switch is insulting. Worse yet is the that Johhny/Jane Borrower calls the liars and they get business after all the fast talk.
I keep flagging because I hope that somone from Zillow will kick them off. It really degrades the integrity and quality of Zillow.com as well as honest Lenders/Brokers who are quoting straight.

Quick question folks: Are LO's with banks able to quote across state lines? No license number is given in the profile. I thought it interesting that the quote mentioned a requirement to move money into a new account at the bank. Maybe that is just a part of the discount fee structure.

My understanding is that if you are a nationally chartered bank (first national bank) you can do business nationwide sans the license in each state. Thats how we get around it by selling on a correspondent basis....

Yeah big banks are not regulated by the states. Wells Fargo and California got into a huge lawsuit about this a few years back and Wells was the victor.

Yes, I noticed that too. I am always curious though when a lender.........some of whom are on here, do not list their license number on their profiles. I know I had too be approved to do quotes.
I understand if you work for a bank or uner aFin Lic I guess you don't have to disclose like many of us do.
Personally, I am only licensed in CA.........frankly don't want out of state......tough enough without having to keep up with the procedures and regs for each state.
