What does your lender say? She or he has a better sense of what you are looking like on paper than we do. Did you not get preapproved before you submitted the offer? If so what was said at the time?

The lender will use the Lower middle score regardless of who is 1st or 2nd on the loan.

Absolutely right about using the lower of the two middle scores...regardless of the order in which the borrowers are listed. Unfortunately this does not apply to you, but if the borrower with the higher score can qualify on their income alone, the lender can work with one borrower but both individuals on title. Of course, local laws must be followed.

They'll usually take the income provider's scores as the applicant and the other as the co applicant. Things should go well.



HELP! Input Pease :)
My husband is our only income and his is 661.
These scores are both our middle score, we applied as him as the main borrower and me as the secondary.
We're going thru Wells Fargo and we've given our offer, it's been accepted, have an apt on friday to give WF our requested information (bank statments, w-2's, ect).
He filled bankruptcy a little over 4 years ago and I was wanting some input of what you think our chances would be for this loan to go through. It's only on $55,000 and we have the 20% down, things are looking good but I'm stressing really bad about it...PLEASE HELP...
