You need to check with the HOA.  Some are paid monthly, some quarterly and some bi-annually.  When you contact them, they will tell you exactly how it is to be paid, if a coupon book will be sent or an invoice mailed.

It really depends on the property, some of annually, some semi annually and some monthly. 
Double check with the HOA association to get the covenants and most up to date information and also ask what the transfer fee is ...generally there is one when a new owner takes over. Ask if there are any special assessments too. Hope this all helps
